GROUPE IDEC AND BUREAUX & CO WORK TOGETHER TO CO-DEVELOP CO-WORKING SPACES

For several years now, GROUPE IDEC has been integrating an environmental, societal and social dimension in the accomplishment of its projects. Through the projects that it develops in France and abroad, the Group founded and run by Patrice LAFARGUE takes up the challenges of the world around us. “Respect for the environment, changing working habits, the need to create places for meeting, exchanging and sharing, all these levers are at the heart of our teams’ thoughts, who right from the outset integrate them in the projects they work on,” explains Patrice LAFARGUE. On the strength of this approach, GROUPE IDEC, through its subsidiary GROUPE IDEC INVEST, has formalised its collaboration with BUREAUX & CO to boost the creation of attractive working spaces.

By intervening in every area of the real estate market, GROUPE IDEC helps its customers, local authorities, businesses and individuals to accomplish all their projects. “By starting from high-potential building plots, we imagine, plan, develop, finance, design and build every type of corporate, residential and commercial real estate project while integrating an energy and environmental dimension,” elaborates Patrice LAFARGUE. Backed up by BUREAUX & Co’s know-how in the development of co-working sites, the two new partners have all the skills required to reinvent all of today’s and tomorrow’s working spaces. “Our knowledge of this market and mastery of the challenges faced by our residents allow us to target projects that will meet their expectations. With twelve spaces already launched in ten French cities, BUREAUX & CO manages more than 16,500 sq.m of collaborative spaces with a precise vision of the locations to be chosen and of the services to be proposed,” notes Nordine EL OUACHMI, President of BUREAUX & CO.

The association between GROUPE IDEC - through its subsidiary GROUPE IDEC INVEST - and BUREAUX & CO is organised around two key ideas. “We are going to invest jointly in real estate projects, starting from existing buildings that need to be refurbished or revitalised, or from the construction of new buildings that meet the latest energy and environmental standards, with variable contributions depending on the projects,” explains Lionel MARY, CEO, GROUPE IDEC INVEST. Before adding “We will also work together on lease management and proposing high added value services in these spaces.”

All these projects will be based on one and the same founding concept. They will make the most of choice locations, close to dynamic economic areas or in city centres with direct access to public transport. Furthermore, they will also benefit from refined architecture and attractive interior spaces. “The sharing and pooling of equipment and services will also be at the heart of these spaces, with crèches, concierge services, sports rooms, meeting rooms, dining rooms,” explains Lionel MARY. “We have a genuine know-how and a network of competent partners allowing us to propose quality services welcomed by our residents. We have developed an App called Coworkiz in order to digitise the management of the work spaces. The goal is to facilitate the users’ everyday life, by allowing them to book spaces and services and thus to focus fully on their activity and wellbeing,” adds Nordine EL OUACHMI.

Even before the formalisation of this collaboration, the two parties had been working upstream for a year preparing projects capable of quickly offering new shared working spaces. Thus, a first project saw the light of day in Saint-Herblain (44) with a surface area of 3,300 sq.m in June 2021. Others will follow in the coming months, notably in Cesson-Sévigné (35), Montpellier (34), Deauville (14), and Valenton (94). Overall, these projects taken together to date represent a total area of 18,000 sq.m. They will be developed by the GROUPE IDEC INVEST teams, working with GROUPE IDEC’s Planning - Development and Engineering divisions which are capable of identifying the land and existing buildings, completing all the administrative formalities, ensuring the design and construction of bespoke buildings.
